Seaport Project Faces Further Delays After Ownership Change

250 Water Street has been empty for ~8 years
The long-delayed Seaport project in Manhattan has encountered more setbacks following a change in ownership.
Howard Hughes Corporation recently transferred ownership of the Seaport project to Seaport Entertainment Group (SEG).
SEG has signed a lease with Grupo Gitano for a new restaurant on Pier 17, which will serve as the group’s U.S. flagship location.
Despite this development, the future of the nearby 250 Water Street site remains uncertain.
SEG is reportedly considering either forming development partnerships or selling the property.
Adding to the challenges, the Tin Building food hall at the Seaport has struggled financially, losing revenue and laying off 100 workers.
SEG plans to enhance Pier 17’s entertainment and hospitality offerings, shifting focus from office leasing.
The company aims to revitalize the area while navigating the challenges of its ambitious plans.
Wahlburgers and Nobu Ranked Among Worst Celebrity-Owned Eateries

A recent survey by cases.gg ranked celebrity-owned restaurants, and the results were less than flattering for some big names, with Wahlburgers and Nobu landing among the lowest-rated.
Wahlburgers, owned by Mark Wahlberg and his brothers, topped the list with only 45.8% five-star reviews. Diners called out inconsistent food quality and lackluster service, issues that seem to have contributed to plans to shut down 79 outlets in the Midwest.
Robert De Niro’s Nobu, known for its high prices and reputation as a luxury dining spot, fared slightly better but still underwhelmed, with just 51.5% of reviews earning five stars.
Other poorly ranked eateries included Jimmy Buffett’s Margaritaville, criticized for its touristy vibe, and Jay-Z’s 40/40 Club, which reviewers described as overpriced and underwhelming.
The survey suggests that slapping a celebrity name on a restaurant doesn’t guarantee success. While star power might attract initial crowds, it doesn’t excuse subpar food, service, or inconsistent experiences.
In an industry where diners are spoiled with choices, even celebrity-backed establishments must deliver on quality to survive.
